whats a good deal on lets say about 10 anderson windows.....
we talking parts and labor ... no addition labor is needed ..
( the wooden window frames are good )

i would have just asked QUE PERSONAL... but i know its soem of ya'll that have some R.ESTATE investments...


i found one place that said they would do 10 windows for $300...
im like ..
i know i can do betta ...

10 windows for $300......i know thats good for here.....my sister paid like $2000 for 7. not sure of the type though but 2 of her windows are huge.

Thats a great price. We are getting our windows replaced and its going to cost us about $600+ to have them done along with some other work we are having done. We went through Lowe's, their prices are cheaper than Home Depot.

see thats the thing i need 20 or so windows... and i think of the 20 they gonna tell me that i need to have 10 frames rebuilt ... and i aint trying to kick out that kinda money .... i thought about buying the windows and installing them myself .. but if i rent the spaces out i want everything to be up to code ....


im really trying noT to be a SLUMM LORD...


i guess i'll do the GOOD FRAMES 1st ...

i want an APT building .... but i told myself to play with this investment 1st .. if i can get something popping with it in a year and a half... by 2007/08 imma want to hook up with my people and put a coupla dollas into gettin a APT BUILDING... cause they GETTIN IT !!!

niggas got 4 houses ( one which they live in) and 2 apt units (one built off a NEW LOT with 16 units ) !!!!!!

the way my peoples explained it to me was ...

Remi i went last year, got everything for my 2nd bathroom, i didn't spend $100, plus i got a microwave, a door , some out door lights, and some other little stuff.

This year i'm going for some tile. The bidding is for crates, so i'd have to get a crate but it's cool, my sisters and mom, we can split it. Rest i can sell.

Man got a whole pilot/crate last year for like $250.00. It's alot of tile but still.

but what i've found is that ...for every person that TALKS like they got it already...there are about 7 people LISTENING.

You should be one of the 7!


There's a few focus areas:

1. Pre-foreclosures
2. Foreclosures
3. Rehabs
4. Pretty House

Within those...you have different areas......

if u can find the deal BEFORE the foreclosure....that's the best.

rehabs can cost money, but....the key is that if YOU get it under contract

remired and/or assigns.....

is what it should say...then you can ASSIGN your contract to another investor for 3-5k.

OR

you can partner with them...for a 50/50 split.......but that's where your networking comes in. they have to know u a little to want to partner with u.

so many ways to make money...

i swear sometimes i need a TRANSLATOR to speak for me .. i have descent ideas but they usually get lost from ILLEGAL to the LEGAL TRANSLATION..

but the rehabs/FLIPPING is what my people are getting into now ...
they buying 1 month.... rehabbing for 4-5 and the shit is back on the market by the 6-7 month... wit a " COMEBACK RATIO" , thats makes me wish that back in the day someone had hip me to this when i was out on the block !!!!!!

of the 7 that are listening...

2 will totally understand....yet do NOTHING.
2 will not get it and will constantly think "there's got to be more than this" and will just be fearful and never even try!
2 will only partially get it and start spinning their wheels and never find a deal

ONE

ONE will ask more questions ...become THIRSTY for knowledge....and they will get that knowledge and at the same time be APPLYING that knowledge...making mistakes...not caring...making money...........and learning ways to make more money more efficiently.........

There are certain peeps that can be THE ONE.....

It's my thought that there are SEVERAL of those peeps here on the hush....

I am ALWAYS available for questions ...if I don't know the answer I will point you toward somebody who does.

Also...if you run in to needing FORMS...certain ...forms like purchase agreements, power of attorneys, etc....

don't PAY for these forms...unless you are going to attend a seminar and it's part of it.

the easiest way to GET IN THE GAME...

is to be ..what is called a bird dog.

What bird dogs do is POINT toward properties.....

it's as simple as

GIVING AN ADDRESS to the right person.

period.

they are the ones that determine if it is a DEAL or not...

and somewhere in there...YOU LEARN SOMETHING....and GET PAID.

not near as much as if you were to do the deal yourself, but the KEY to this business is in FINDING the deals.....
