Last nite I put in an offer on a home. It was the last house we saw on Tuesday. I wasn't even going to see the house but we were near so I was like what the heck! One of my desires was to live in a "Sub-Division" just not on the block and I thought this house wasn't in a Sub Division. However it is in a community within a larger Sub Division. The yellow home I loved but after seeing again, the bedrooms were too small, couple years from now my daughter would be crunched.
So anyway here are the particulars on the house:
3 bedroom/2 bath (1 bath in master like I wanted)
It's a Split Level Spanish Style home
Great Room with floor to ceiling stone fireplace
Intercom and Alarm system already installed (just need to get it in my name)
2 car garage
Chain fenced in back yard
nice landscaping
2 level deck! (the first one is off the great room, walk down 3 steps to the second one off the kitchen
French doors leading to both decks
the seller is paying closing, leaving all appliances :stove, dishwasher, fridge, including washer and dryer with instructions still on it new, garage door opener, carpet allowance and fixing ALL wood that needs to be repaired and painting the house any approved subdivision color the buyer wants. They have also left several good pieces of furniture and are considering throwing those all in as well.
We already obtained the disclosure statement and the termite disclosure, however I am now interviewing inspectors that have more experience doing wooden homes, because that termite thing of course will break the deal.
My daughter and I prayed on it and we both felt it was the house. It fit all our needs. The bedrooms are upstairs, the living space is conducive to me and my entertaining and all of the 'perks' are just what I was looking for!
Soo someone else was interested and put in an offer and they counter offered and it went back to the seller and they wern't happy so I put in a good strong offer. The seller is out of town, but we are keeping our fingers crossed!
Heck we will God Willing be in before school starts back if it goes at a nice pace.
I am also prepared if it falls thru. I do have the contingent to get my earnest money back.

Here's another picture. It is written and signed off on that the seller will be doing ALL woodwork repairs and replacement on the front and the decks as discovered. as well as paint the house. The one across the street is the color I would like a nice chocolate color, nice

when u say ALL CLOSING paid by the seller...what does that mean?
i thought their was a 6% limit?
or is 6% definitely enough?

Lawd Ice, you make the hair stand up on my neck. My downpayment assistance will cover everything over the $3K she's paying, including any prepaids.

Thanks I appreciate that. I had to have a 'no house talk' for 8 hours rule because I haven't been sleeping and my daughter was up in here last nite cyring already about moving from her best friend (we're moving maybe 20 minutes away). So I had to squash it all, calm her down and we took a nice llong bath together and crashed early. We both feel much much better, lol lol

Yep. I like Dekalb and I've always had a liking of the 'rustic' look, lol I even heard FROGS! LOL LOL
I'm going over there Saturday to see what's going on, to judge the traffic, see who out mowing lawns etc, you know get a feel for it (read that in my homeowners book - to go over into the neighborhood at various times)

EXCELLENT.
Sounds like a square deal. What's the year on the house? How close to appraised value is it selling? (How much equity do automatically have) Are you purchasing a home warranty? (they only cost $350 or so...)

It's an 84 (very good year I graduated HS, lol) The appraisal hasn't happen as of yet. Based on tax records it's pretty close but hopefully we can get this initial paperwork done so I can go ahead and get it appraised. I have not as of yet considered a home warranty I have to look into that and understand what that is all about.

u should get one....specially considering the age of the place.

They have till Tuesday to accept my offer and we are shooting for an Aug 20th closing. I'm gonna be hustling because School starts two weeks BEFORE that, lol I'll get it all figured out.

I just renewed my home warranty, $484
And why am i all of a sudden getting these letters about some kind of isurance for my house if i die?

Congrats! And yes, get the home warrenty. As Ice said, in Texas its standard that the sellers purchase it for the new owners. We had it and renewed it the next year. We did use it a couple times too. When the repair person came out, all we had to pay was 35.00, the warrenty took care of the rest of it. We got to get us another one.
Make sure the sellers do all that they promised to do before you sign anything, because once the realtor hand you the keys, there is nothing else they can do about getting whatever they said they would repair done. That happened to my mother.
